How this is calculated

New South Wales charges transfer duty on a progressive scale. The dutiable value — the price you pay, or the market value if that is higher — falls into a band. You pay that band’s fixed amount, plus a marginal rate on the part of the value above the band’s floor.

Transfer duty is charged on the dutiable value, which is the higher of the price you agreed to pay and the property's market value. Premium duty (the top band) applies to residential property only; where part of a property is used for business, only the residential proportion is assessed at the premium rate, and for properties over 2 hectares the premium rate applies only to the first 2 hectares. Thresholds are adjusted each year in line with CPI, and the rate year is set by the contract date, not the settlement date.

  • Eligibility for a concession depends on conditions this calculator cannot check, including residency, whether you have held property before, and how long you intend to live in the home.
  • Mortgage registration and land transfer registration fees are charged separately and are not included.
  • Duty on off-the-plan and vacant land purchases can be assessed on a different value to the contract price.
  • Foreign purchaser surcharges depend on your visa status on the date of the contract, not on the settlement date.
  • Rates are those in effect from 2026-07-01. A contract dated before that day is assessed under the previous rates.

When do I have to pay stamp duty?
In New South Wales, transfer duty is generally payable within three months of settlement, though the exact timing depends on your contract and how the transfer is lodged. Your conveyancer or solicitor usually arranges payment as part of settlement. Check Revenue NSW for the current deadline that applies to you.
Do first home buyers pay stamp duty?
Eligible first home buyers in NSW can pay no duty at all below a threshold, with a reduced amount on a sliding scale above it, under the First Home Buyers Assistance Scheme. Eligibility depends on price, whether the home is new or established, and that you move in and live there. Confirm the current thresholds with Revenue NSW.
Is stamp duty added to my home loan?
Stamp duty is usually paid upfront at settlement and is not automatically part of your loan. Some lenders let you borrow to cover it, which increases your loan and the interest you pay over time. Budget for duty as a cash cost unless your lender confirms otherwise.
What is the difference between stamp duty and transfer duty?
They are the same thing. "Stamp duty" is the older, common name; Revenue NSW now calls it transfer duty. Both refer to the tax you pay when property changes hands.
