How it's worked out
How this is calculated
Western Australia charges transfer duty on a progressive scale. The dutiable value — the price you pay, or the market value if that is higher — falls into a band. You pay that band’s fixed amount, plus a marginal rate on the part of the value above the band’s floor.
Since 1 July 2022 the general rate applies to all residential and commercial land in Western Australia unless a concessional rate applies, and it is the same as the former residential rate. Duty is charged per $100 or part thereof, so the amount above each band floor is rounded up to the next whole $100 before the rate is applied. A separate concessional scale applies to a home bought by an eligible purchaser for $200,000 or less, and first home buyers have their own rate of duty; neither is applied by this calculator yet.
Concessions and surcharges in WA
- Foreign transfer duty: Foreign transfer duty of 7% applies to foreign dutiable transactions involving residential land, in addition to transfer duty. The value of chattels sold with the land is aggregated where they are linked to residential use.

What this does not account for
- Eligibility for a concession depends on conditions this calculator cannot check, including residency, whether you have held property before, and how long you intend to live in the home.
- Mortgage registration and land transfer registration fees are charged separately and are not included.
- Duty on off-the-plan and vacant land purchases can be assessed on a different value to the contract price.
- Foreign purchaser surcharges depend on your visa status on the date of the contract, not on the settlement date.
- Rates are those in effect from 2022-07-01. A contract dated before that day is assessed under the previous rates.

- When do I have to pay stamp duty?
- In Western Australia, transfer duty is generally payable within three months of settlement, though the exact timing depends on your contract and how the transfer is lodged. Your conveyancer or solicitor usually arranges payment as part of settlement. Check RevenueWA for the current deadline that applies to you.
- Do first home buyers pay stamp duty?
- First home buyers in Western Australia who receive the First Home Owner Grant can access a concessional rate of duty, with no duty below a threshold and a reduced rate above it. Confirm the current thresholds with RevenueWA.
- Is stamp duty added to my home loan?
- Stamp duty is usually paid upfront at settlement and is not automatically part of your loan. Some lenders let you borrow to cover it, which increases your loan and the interest you pay over time. Budget for duty as a cash cost unless your lender confirms otherwise.
- What is the difference between stamp duty and transfer duty?
- They are the same thing. "Stamp duty" is the older, common name; RevenueWA now calls it transfer duty. Both refer to the tax you pay when property changes hands.
