How it's worked out

How this is calculated

Queensland charges transfer duty on a progressive scale. The dutiable value — the price you pay, or the market value if that is higher — falls into a band. You pay that band’s fixed amount, plus a marginal rate on the part of the value above the band’s floor.

Queensland charges duty on the dutiable value — the higher of what you paid and the property's unencumbered market value. Every band is charged per $100 or part of $100, so the amount above a band floor is rounded UP to the next whole $100 before the rate applies. The general scale has not changed since 21 September 2012. The owner-occupier figures on this page use the home concession scale, which is not automatic: you must move in within one year of settlement and live there for at least one year, and the concession is reduced or clawed back if you dispose of or rent out the property inside that year. This calculator does NOT apply the first home concession or the first home vacant land concession, which are separate stepped rebates that phase out between $700,000 and $800,000 — an eligible first home buyer will pay less than the figure shown here, and from 1 August 2026 additional citizenship and residency requirements apply. Check your entitlement with the Queensland Revenue Office before you budget.

  • Duty on off-the-plan and vacant land purchases can be assessed on a different value to the contract price.
  • Foreign purchaser surcharges depend on your visa status on the date of the contract, not on the settlement date.
  • Rates are those in effect from 2012-09-21. A contract dated before that day is assessed under the previous rates.

How much is stamp duty in Queensland?
Transfer duty in Queensland is charged on a sliding scale set by the Queensland Revenue Office, and it depends on the dutiable value of the property and whether you will live in it. What is the home concession in Queensland?
The home concession is a lower duty scale for people buying a place to live in, starting at $1.00 per $100 instead of $1.50. It is not automatic. You must move in within one year of settlement and live there for at least a year, and if you sell or rent the property out inside that year the concession is reduced or clawed back. The calculator above uses this scale when you select owner-occupier.
Do first home buyers pay stamp duty in Queensland?
Eligible first home buyers can pay no duty at all on a home valued at $700,000 or less, with a concession that phases out in steps up to $800,000. This is a separate rebate on top of the home concession scale, and from 1 August 2026 additional citizenship and residency requirements apply. The calculator above does not apply it, so an eligible first home buyer will pay less than the figure shown. Confirm your entitlement with the Queensland Revenue Office.
Why is Queensland duty calculated per $100 or part of $100?
Queensland's rate table charges each band per $100 "or part of $100", which means the amount above a band floor is rounded up to the next whole $100 before the rate is applied. On a $750,050 purchase the $50 is treated as a full $100. The calculator above rounds the same way, so its figures match the way the Queensland Revenue Office assesses duty.
Do foreign buyers pay extra stamp duty in Queensland?
Yes. A foreign person acquiring residential land in Queensland pays additional foreign acquirer duty of 8% of the dutiable value on top of transfer duty, for liabilities arising on or after 1 July 2024. It applies to direct and indirect acquisitions, including by foreign companies and trusts. Some foreign-owned developers can apply for ex gratia relief.
When do I have to pay transfer duty in Queensland?
Transfer duty in Queensland is generally payable within 30 days of the liability arising, which is usually the date the contract becomes unconditional or settlement, depending on the transaction. Your solicitor or conveyancer normally lodges and pays it as part of settlement. Check the current deadline with the Queensland Revenue Office.
Has Queensland stamp duty changed recently?
The general transfer duty scale itself has not changed since 21 September 2012. What has moved is the concessions around it: the first home concession thresholds rose on 9 June 2024, additional foreign acquirer duty went from 7% to 8% on 1 July 2024, and new citizenship and residency requirements for the first home concession start on 1 August 2026.
